Lease Take Over! The current tenant is unable to fulfill the remainder of their lease term and is seeking someone to take over the existing lease. The lease runs through 03/31/2027, with the option to renew.

The current tenant plans to vacate the unit on 09/30/2026, making the property available for move-in on 10/01/2026.

**IMPORTANT: Lease takeovers must begin on the 1st of the month. No exceptions.**

The monthly rent is $1,415.00, which includes a $20.00 HVAC Filter Delivery Fee. The $1,000 security deposit has already been paid by the current tenant and will remain with the property.

By taking over the lease, the incoming tenant agrees to accept the property and all existing lease terms **“as is.”** Upon the end of the lease, the incoming tenant will be responsible for returning the property in the same condition in which it was received by the original tenant. Any cleaning or damage charges will be deducted from the existing security deposit. If the cost of cleaning or repairs exceeds the deposit amount, the incoming tenant will be responsible for the remaining balance.

Please note that CrossPointe prepared the unit prior to the original lease start date. **No additional make-ready, cleaning, or preparation services will be performed between the current tenant and the incoming tenant.** The incoming tenant is accepting the property in its current condition at the time of the lease takeover.
